Rental Dispute Center Services
- A Copy of Latest Lease (Ejari)
- In the Event of Litigant Being a Natural Person, s/he Should Attach a Copy of Her/His Emirates ID, and in the Event of Being a Legal Person/Corporate Body (Company or Establishment), Copy of Manager’s Emirates ID (Stated so in the Commercial License) Together with the Latest Copy of Commercial License.
- Management Contract in Force or Power of Attorney.
- A Letter from Bank or Bank Statement Mentioning Plaintiff’s IBAN (International Bank Account Number) in Case of Monetary Claims.
- A Copy of Notarised Notice Along with Notification Officer’s Report or Registered Post Along with Receipt of Notice Acknowledgement in Case of Eviction Claim.
Note:
A Copy of Power of Attorney Attested by Notary Public for Legal Agent and Emirates ID. In the Event of Being a Law Firm, Must Attach Commercial License of the Law Firm and Being Its Representative, Should Produce an Authorization/POA from the Law Firm.
A Copy of Inheritance Certificate for Heirs if (Lessor) Is Deceased.
A Copy of “Offer and Deposit” Receipt When Claiming Lease Renewal (If Any).
Any Document Supporting the Claim Such as Correspondence, Notices, Penalties, Electricity and Water Bills, Cheques, Letters, etc.
- Offer and Deposit Motion
- Its Notification Form and Documents Portfolio.
- In the Event of Litigant Being a Natural Person, s/he Should Attach a Copy of Her/His Emirates ID, and in the Event of Being a Legal Person/Corporate Body (Company or Establishment), Copy of Manager’s Emirates ID (Stated so in the Commercial License) Together with the Latest Copy of Commercial License.
- A Copy of Last Signed Lease, and Two Copy of New Lease Having Same Terms and Conditions.
- A Photocopy of the Cheques Deposited Along with New Lease.
- A Copy of Correspondence Between the Parties (If Any).
Note:
- In the Event of Having Deposited the Rent for Previous Period Through Cheque(s) at RDC, the Amount of the Cheque(s) Should Be Replaced with Cash.
- Petition Request Clearly Setting Out the Reason for Seeking a Petition Order.
- A Latest Copy of Lease (Ejari) with Translation.
- In the Event of Applicant Being a Natural Person, s/he Should Attach a Copy of Her/His Emirates ID, and in the Event of Being a Legal Person/Corporate Body (Company or Establishment), Copy of Manager’s Emirates ID (Stated so in the Commercial License) Together with the Latest Copy of Commercial License.
- A Management Contract in Force.
- Applicant Should Attach a Declaration Stating the Validity of Information Provided, Undertaking an Indemnity Guarantee for Damage and Prejudice.
- Attach Proof of the Debtor Being Served the Notification of Payment of Debt.
Note:
In Case of Exit Ban Request, the Applicant Should Attach:
- A Copy of Passport with Residence Visa Page (for Expatriates) and Emirates ID.
- Proof of Debt Such as (Dishonoured Cheques) Together with Bank’s Return Memo.
- Plaint Detailing the Reasons of Appeal – Explanatory Memo.
- Any Document Supporting the Claim Such as Correspondence, Notices, Penalties, Electricity and Water Bills, Cheques, Letters, etc.
Note:
If the Legal Representative Is Replaced:
- A Copy of Power of Attorney Attested by Notary Public for Legal Agent and Emirates ID. In the Event of Being a Law Firm, Must Attach Commercial License of the Law Firm and Being Its Representative, Should Produce an Authorization/POA from the Law Firm.
- Original Judgment Stamped with Enforcement Stamp.
- A Copy of Receipt of Security Deposit on Appeal (If Available).
- A Copy of the Receipt of Offer and Deposit Motion (If Any) in the Event of Enforcing a Verdict to Renew the Lease.
- A Letter from Bank or Bank Statement Mentioning Execution Claimant’s IBAN (If Update Required).
- A Copy of Original Lease in the Event of Enforcing a Renewal.
- Writ of Payment Plaint.
- Written Proof of Specified Amount of Debt Immediately Due for Payment.
- Proof of Debtor's Domicile.
- Proof of Notice Obliging Debtor to Pay the Due (Amount of Debt).
- Proof of Debtor Acknowledging the Receipt of Payment Obligation (The Amount of Debt).
- Cheque Return Memo Issued by the Relevant Bank.
- Applicant Should Attach a Declaration Stating the Validity of Information Provided, Undertaking an Indemnity Guarantee for Damage and Prejudice.
- In the Event of Applicant Being a Natural Person, s/he Should Attach a Copy of Her/His Emirates ID, and in the Event of Being a Legal Person/Corporate Body (Company or Establishment), Copy of Manager’s Emirates ID (Stated so in the Commercial License) Together with the Latest Copy of Commercial License.
